At Seddon Homes, we appreciate that you may have concerns about buying a new home.

That's why we have compiled a list of the most frequently asked questions, and their answers, below.

Question Do I need to have sold my house to reserve a Seddon Home?   Answer Generally yes but at times we may be able to help with our agency scheme or even part exchange in some instances.

Question What do we pay on reservation?   Answer A reservation fee of £500 - £1,000 (dependant on development) is payable to secure the property and fix the price for 28 days from the point of reservation.

 
Question Is my reservation fee refundable?   Answer No - half the fee paid will be retained by the company in the event of cancellation for whatever reason.

 
Question What if we don’t have a Solicitor?   Answer No problem. Our sales team will happily recommend one based on other customers findings of service and value for money.

 
Question What contract deposit is payable?   Answer

Your Solicitor will require a contract deposit from you prior to exchange. This is usually 10% of the purchase price but may be less at times.

Please ask our sales team for advice if you are unsure.


 
Question Can we choose our own color options on kitchens and bathrooms etc?   Answer Yes - although this may not always be possible due to build progress.

 
Question What stamp duty will we pay and when is this payable?   Answer The amount you will have to pay is based upon the contract price of the Property. Current scale of charges is:
Up to £125,000 Nil
£125,001 up to £250,000 1%
£250,000 up to £500,000 3%
More than £500,000 4%

You are responsible for ensuring your Solicitor has cleared funds prior to completion. funds prior to completion.

 
Question Can I visit my new home during construction?   Answer We will do all we can to allow you reasonable access to view your property during construction which is usually only post plaster stage due to health & safety reasons. Permission must be given by the Site Manager before you can be accompanied by the Sales Advisor to view the property. Our sales team will co ordinate this for you and advance notice is always recommended to avoid disappointment.

 
Question How long will my home take to build?   Answer

This depends on the size of home and prevailing weather conditions together with material availability.

We will give you an estimated date at the point of reservation and regular updates throughout the process.


 
Question What is your after sales service like?   Answer We offer an excellent after sales service. Following your six months occupation we will write to you asking if everything is in order.

Any items needing attention as set out by NHBC will be attended by our dedicated customer care team. Details are sent to all buyers on completion.

 
Question What if I have a problem outside normal hours?   Answer In this unlikely event all our homes enjoy extended emergency cover 24/7 via a specialist company who will make safe or sort out the problem within hours of notification.
