At Seddon Homes, we appreciate that you may have concerns about buying a new home. That’s why we have compiled a list of the most frequently asked questions and their answers below.

  • "Do I need to have sold my house to reserve a Seddon home?"

    Generally yes but at times we may be able to help with our agency scheme or even part exchange in some instances.

  • "What do we pay on reservation?"

    A reservation fee of £500 – £1,000 (dependent on development) is payable to secure the property and fix the price for 28 days from the point of reservation.

  • "Is my reservation fee refundable?"

    Cancellation after point of reservation but prior to dispatch of contracts – 100% of reservation fee.

    Cancellation once contracts dispatched but if no enquiries raised and up to the end of the first week after the reservation – 50% of reservation fee.

    Cancellation thereafter – 25% of reservation fee.

  • "What if we don’t have a solicitor?"

    No problem. Our sales team will happily recommend one based on other customers findings of service and value for money.

  • "What contract deposit is payable?"

    Your Solicitor will require a contract deposit from you prior to exchange. Contract deposit of 5% – 10% less reservation fee already paid.

    Please ask our sales team for advice if you are unsure.

  • "Can we choose our own colour options on kitchens and bathrooms etc?"

    Yes – although this may not always be possible due to build progress.

  • "What stamp duty will we pay and when is this payable?"

    The amount you will have to pay is based upon the contract price of the Property. Current scale of charges is:

    Up to £125,000 Zero
    The next £125,000 (the portion from £125,001 to £250,000) 2%
    The next £675,000 (the portion from £250,001 to £925,000) 5%
    The next £575,000 (the portion from £925,001 to £1.5 million) 10%
    The remaining amount (the portion above £1.5 million) 12%

    You are responsible for ensuring your Solicitor has cleared funds prior to completion.

  • "Can I visit my new home during construction?"

    We will do all we can to allow you reasonable access to view your property during construction which is usually only post plaster stage due to health & safety reasons. Permission must be given by the Site Manager before you can be accompanied by the Sales Advisor to view the property. Our sales team will co ordinate this for you and advance notice is always recommended to avoid disappointment.

  • "How long will my home take to build?"

    This depends on the size of home and prevailing weather conditions together with material availability. We will give you an estimated date at the point of reservation and regular updates throughout the process.

  • "What is your after sales service like?"

    We follow NHBC/LABC guidelines thoroughly. This is endorsed by our buyers, many of whom tell us they would recommend us to a friend or family.

  • "What if I have a problem outside normal hours?"

    In this unlikely event all our homes enjoy extended emergency cover 24/7 via a specialist company who will make safe or sort out the problem within hours of notification.

  • "Why should I buy a Seddon home?"

    Seddon Homes is a longstanding company with a solid reputation for building good quality homes in good residential locations. Great care is taken to deliver homes of distinction both inside and out. Our customer satisfaction figures are well in excess of industry bench mark standards which is testimony to the care and enthusiasm that goes into every home we build.

    Every Seddon home comes with a 10 year warranty (from date of CML sign off).
