Senior Strategic Land Manager

Benefits: salary dependant on experience, with house building experience a preference. Pension contributions are a minimum of 5.0% (employee) and 6.0% (employer). Seddon Homes will match contributions to a maximum of 7.5%. 4 times salary for death in service. Health care. 25 days holiday plus 8 bank holidays. Car Allowance.

Hours: Mon – Fri 08.00 – 16.30 (60 mins Lunch) 37.5 h/pw

The Role

An excellent opportunity has arisen for a Senior Strategic Land Manager to join the land team in our growing north west speculative housing business in Birchwood, Warrington. The principle purpose of the role is to identify and procure new strategic land opportunities, leading on the planning promotion of our strategic land portfolio through the development frameworks until allocation or outline consent. You will be involved through to final price negotiation and completion. We work as a team and together, and whilst the candidate is expected to be fully conversant with the role support is always on hand to continually improve

Key responsibilities include:

  • Identifying / negotiating / securing land
  • Planning promotion of the land through the development frameworks to allocation or planning consent
  • Lead the day to day promotion of our strategic land portfolio
  • Ownership of your land acquisition process fully from identification, preparation, negotiation and progression of offers, through to contracts and completion
  • Build and develop strong relationships with key stakeholders both internal and external; including land owners, agents, consultants, local authorities, legal advisers and competitors
  • Planning assessments, saturation surveys and management of external consultants including budgets
  • Market research and selling prices and liaison with our sales team
  • Work closely with our technical, estimating teams to prepare accurate financials and ensure the land is commercially deliverable
  • Contract and final price negotiation
  • Preparation of reports / land packs for meetings
  • Chairing meetings, preparing agendas and minutes for internal and external meetings
  • Participating in corporate entertaining / attending events on behalf of the company

 Skills, Qualifications and Experience:

The ideal candidate will be self motivated and have a successful track record of securing option agreements and planning promotion achieved within a similar environment,  together with relevant experience, academic and / or professional qualifications.  Preference will be given to those experienced and familiar with all aspects of strategic land acquisition and planning promotion. You should have a network of land owners and agents and be capable of bringing quality sites to the table. You will be highly organised, familiar with co-ordinating multiple projects simultaneously and thrive on working to deadlines
