  1. Stamp Duty

You may have seen that Stamp Duty was recently in the news. First time buyers rejoice. As of November last year you no longer have to pay Stamp Duty on the first £300,000 of homes worth up to £500,000.  So, if your property is £300,000 or less you will pay NO Stamp Duty at all. Hurrah! This is really good news for first time buyers in particular as this used to have to be paid in one lump sum, so now you benefit from a larger chunk towards your deposit or for furnishing your first home.

 

  1. Why rent when you can buy?

Almost half of all young professionals aged 25 to 34 are renting and the private rented sector has doubled since 2004, according to Government data.

The Government backed Help to Buy initiative has not only helped young first time buyers get on the property ladder, but it has also enabled growing families and second steppers to buy bigger and better homes too. Help to Buy means you only need a minimum 5% deposit, rather than the standard 10%. The Government then lends you a further 20% in the form of an equity loan, which is interest free for the first 5 years. This means you only need a 75% mortgage to own your new home and these usually attract lower interest rates too. Find out more here.
