5 Reasons why there’s never been a better time to buy a Seddon Home

Posted on February 22nd, 2018

Getting onto the property ladder or moving home is a big step for everyone. Our customer journey helps to make the process as smooth and stress-free as possible and we offer a range of buying methods to help too. So, why wait?

Take a look at some of these reasons below, as to why there’s never been a better time to buy your new home with us.

  1. Stamp Duty

You may have seen that Stamp Duty was recently in the news. First time buyers rejoice. As of November last year you no longer have to pay Stamp Duty on the first £300,000 of homes worth up to £500,000.  So, if your property is £300,000 or less you will pay NO Stamp Duty at all. Hurrah! This is really good news for first time buyers in particular as this used to have to be paid in one lump sum, so now you benefit from a larger chunk towards your deposit or for furnishing your first home.

  1. Why rent when you can buy?

Almost half of all young professionals aged 25 to 34 are renting and the private rented sector has doubled since 2004, according to Government data.

The Government backed Help to Buy initiative has not only helped young first time buyers get on the property ladder, but it has also enabled growing families and second steppers to buy bigger and better homes too. Help to Buy means you only need a minimum 5% deposit, rather than the standard 10%. The Government then lends you a further 20% in the form of an equity loan, which is interest free for the first 5 years. This means you only need a 75% mortgage to own your new home and these usually attract lower interest rates too. Find out more here.

Here at Seddon Homes we have a range of different home styles, with something to suit nearly everyone. If Help to Buy is not for you, then why not consider a shared equity property which may be available at 70% of the normal market price? A good example would be the Ashley cottage flats at our prestigious, yet affordable, Campion Point development in Sandbach. Or the 3 bedroom Shelley at The Covey, in Congleton.

  1. We help to get you moving

We might not be able to help you buy a diamond encrusted Ferrari, but we can help you buy your forever home! We have lots of buying methods to suit you  – whether you’re struggling to sell your existing property or want to benefit from Solicitor services at a competitive price, we have something to suit you. 1. Avoid dodgy DIY and spiralling costs

When buying an older pre-owned home from someone else, you need to consider things such as when will the current owners be moving out? What state is the property in? As well as general repairs and time spent fixing problems you didn’t even know existed.

Research by the Home Builders Federation found that the cost of renovating a second hand 3 bedroom home to the same standard as a new build, is around £50,000! It’s not just the money either, think of the laborious hours spent doing DIY after work and on weekends or never having your hand out of your pocket dealing with tradesmen, who may or may not turn up!

  1. Peace of mind when buying a new Seddon Home

Buying with Seddon Homes provides you with peace of mind. Depending on the build stage, you can choose flooring, tiles and any extras and have tours of your new home to see where things are up to! Plus, you know that everything has been safety tested, finished to a high standard and complimented with quality appliances.

Safety and security are also paramount, with most homes benefitting from NACOSS approved security systems, double glazing, smoke alarms and secure locks to all doors and windows. Gardens are usually turfed and fenced before you move in too. Thanks to modern standards of insulation and technology, new homes are now, on average, up to 60% more energy efficient than older houses, meaning you can save money on your fuel costs.

Once your new home has reached plaster stage you will be offered the opportunity to meet a member of our build team and walk around your new home and ask any questions. To help you prepare for the move we keep you updated with reliable information about the build progress, legal completion and handover. We will do our best to make it possible for you to visit your home under construction as long as it is safe to do so.

Before you move in you are given a thorough tour of your new home so you know where everything is. Notice something that’s not quite right? Let our dedicated Customer Care team know and we will fix it as soon as we can. Plus, you can relax knowing that every Seddon home is backed by a 10 year structural warranty.

You may also have seen the recent news regarding leasehold properties. But don’t worry, the majority of our homes are sold on a freehold basis. In the instances where they are leasehold, the terms have been designed to protect your interests moving forward and the opportunity to purchase the leasehold (where possible) is made clear during the legal process.
