"Do I need to have sold my house to reserve a Seddon home?"

Answer

Generally yes but at times we may be able to help with our agency scheme.

"Is my reservation fee refundable?"

Answer

Cancellation after point of reservation but prior to dispatch of contracts – 100% of reservation fee. Cancellation once contracts dispatched but if no enquiries raised and up to the end of the first week after the reservation – 50% of reservation fee. Cancellation thereafter – 25% of reservation fee.

"What contract deposit is payable?"

Answer

Your Solicitor will require a contract deposit from you prior to exchange. Contract deposit of 5% – 10% less reservation fee already paid. Please ask our sales team for advice if you are unsure.

"What stamp duty will we pay and when is this payable?"

Answer

The amount you will have to pay is based upon the contract price of the Property. Current scale of charges (excluding first time buyers) is:

Up to £125,000Zero
The next £125,000 (the portion from £125,001 to £250,000)2%
The next £675,000 (the portion from £250,001 to £925,000)5%
The next £575,000 (the portion from £925,001 to £1.5 million)10%
The remaining amount (the portion above £1.5 million)12%
You are responsible for ensuring your Solicitor has cleared funds prior to completion. For first time buyers, stamp duty will be abolished for purchases up to £300,000.

"What if we don’t have a solicitor?"

Answer

No problem. Our sales team will happily recommend one based on other customers findings of service and value for money.

Question

"Can we choose our own colour options on kitchens and bathrooms etc?"

Answer

Yes – although this may not always be possible due to build progress.

Question

"How long will my home take to build?"

Answer

This depends on the size of home and prevailing weather conditions together with material availability. We will give you an estimated date at the point of reservation and regular updates throughout the process.

"What do we pay on reservation?"

Answer

A reservation fee of £250 – £1,000 (dependent on development) is payable to secure the property and fix the price for a specified period from the point of reservation (of which the first 2 weeks is a cooling off period with a fully refundable reservation fee) Once the cooling off period has expired part of the reservation fee will be used to cover administration costs in the event the sale does not proceed for any reason. We follow NHBC/LABC guidelines thoroughly. This is endorsed by our buyers, many of whom tell us they would recommend us to a friend or family.
