A new homes development in much sought after Cheadle, Cheshire, has bucked the economic trend with half the three bedroom properties sold before the first brick was even laid.

New homes developer Seddon Homes is delighted at the response to The Paddock, off Brookfield Road, Cheadle, where it is building 14 family homes.
Seven of the three storey village mews style properties were snapped up within weeks of them being released for sale ‘off plan’ — before building work had even started.

Cheadle, between Stockport and Manchester centres, is a prized residential area due to its mixed array of shops and bistros, leisure amenities, good schools, public transport facilities and close proximity to key road networks. It combines a bustling village vibe with easy access to the big cities.

Seddon Homes sales and marketing director, Denis Maddock, said they anticipated keen interest in the new properties, but the number of early sales has way exceeded even their own expectations.

Interest from potential buyers began as soon as the launch of The Paddock was announced.

Denis said: “To sell half the properties off-plan, even before a show home opened or the development was ready to view is remarkable, especially in light of the recent economic climate. We are delighted.

Denis expects the remaining properties will also be quick to sell over summer, as potential buyers have the chance to benefit from the Government backed New Buy scheme at the development, enabling them to obtain a 90-95 per cent mortgage. This means they only need to find a deposit of five to 10 per cent.

The scheme is being run by the home building industry and mortgage lenders, working in partnership with the Government. It is only available on new build properties from selected builders.
