From Dream to Reality: The Seddon Homes Buying Process Unveiled

Congratulations! You’ve decided to embark on the exciting journey of buying a brand new home. Everyone at Seddon Homes wants your experience to be as easy and informed as possible, so we have outlined below how we hope to make this a reality and explain what you can expect from us.

Throughout this process, your dedicated Sales Advisor will be on hand to offer advice and clarification.

 

Buying a newly built home can be an exciting and rewarding experience, and we’ll be with you every step of the way.

Step 1: Exploration and Inspiration

Whether you’re looking for an affordable starter home or a spacious family house, Seddon Homes has options to suit every need. Next, be inspired with a visit to one of our amazing Show Homes. Most of our developments offer two Show Homes for you to explore, so you can take a true feel for and view of our exceptional build quality, high-specifications and creativity. Plus, you get to meet your go-to expert Sales Advisor.

Step 2: Finding your Favourite Fit

Seddon Homes will provide you with all the detail needed to choose which home type to buy, along with specification features, location and price. We’ll also share any available schemes to help you move into your forever home. We aren’t able to offer all our schemes on every plot, but we’ll always do our best to find an offer that can help you: 

  • Deposit Builder: Secure the Seddon Homes property of your dreams and save for your deposit whilst your new home is built.
  • 100% mortgages: First-time buyers who have been renting for at least 12 months can apply for a deposit-free 100% mortgage.
  • Relatives Reward Scheme: Save for a bigger deposit with help from your relatives.
  • Help2Move: Reserve your home up to 6 weeks before your current property is sold. Our team is here to assist and advise, and can even help with agent fees.
  • SelectSolicitor: A Seddon Homes referred Solicitor can help ensure the conveyancing process is as straightforward as possible.

We will ensure our Reservation Agreement terms are clear and fair and make you aware of cancellation rights, highlighting the role of the Consumer Code. A reservation fee of £250 – £1,000 (dependent on development) is payable to secure the property and fix the price for a specified period from the point of reservation – of which the first two weeks is a cooling-off period with a fully refundable reservation fee. This is the perfect time for you to really envision your life in a forever Seddon Homes property, while making the most of your opportunity to run through any of your outstanding queries with your friendly Sales Advisor 

We will put you in touch with an independent Mortgage Advisor to help you find a mortgage that aligns with the property value and your financial situation. We can also assist with the appointment of a qualified solicitor to handle the legal aspects of the purchase, including reviewing the contract, conducting property searches, and liaising with our legal team. Our transparent approach ensures you understand every aspect of the contract, from deposit requirements to legal obligations and completion timelines.

Step 3: Tailor to Your Taste

This is the fun bit. Now that you’ve selected your home sweet home, it’s time to add a personal touch. You can choose tiles, flooring and even some optional extras. All this is dependent on the build stage in which you reserve your Seddon Homes property. Your Sales Advisor will explain the timescales and options with you, plus schedule some time with you to relax with a warm beverage and cake while helping you to take your dream to reality and finalise your forever home.

Step 4: Meet Your Builder 

When you reserve pre-roof, once your new home has reached plaster stage and before decoration, you will be offered the opportunity to meet a member of our Build Team. This is an opportunity to walk around your new home and ask any questions during this visit.

Step 5: Keeping You Informed 

We commit to keeping you informed every step of the way with regular updates detailing progress and milestones. Whether it’s laying the foundation, completing the frame or final touches, you’ll be kept in the loop so you feel connected to your future home.

At the time of reservation, we will provide an estimated timeframe for when your home is expected to be ready. If pre-roof this will be a quarter, and if post roof a month.

Step 6: Access During Construction 

If you would like to visit your new home whilst building work has started, we will do our best to make this possible. We know you’ll be itching to see how your home is taking shape, but as we take the health and safety of our staff and visitors very seriously, we have a few essential safety rules in place:

  • We can only arrange viewings once the building has reached plaster-complete stage and handrails have been fitted to the staircase. 
  • Visits should always be by prior appointment with your Sales Advisor
  • You must be accompanied at all times, adhering fully to our Health & Safety policy and wearing the necessary clothing which we will provide. 

Please note that site access may not always be possible if there are safety risks.

Step 7: Preparing to Move In

As your move-in date approaches, following the exchange of contracts and once the warranty provider has signed-off on the property, we will arrange a Home Demonstration with you. This means you can walk through your lovely Seddon Homes abode with your Site Manager, learn about your home’s features and operations, and ensure everything meets your expectations and our standards. For example, we will cover things such as the location of the stop taps and the operation of the heating system.

Step 8: Welcome Home

 

As soon as your Solicitor has put legal completion in motion and the monies have been received, we will be ready for the final step. We’ll ensure all paperwork is complete and provide you with a homeowner’s pack that includes warranty information, Customer Care information, appliance manuals, utility meter readings and a set of shiny new keys to your beautiful new home. Site safety advice will also be provided when your home is adjacent to ongoing building sectors.

Even after you’ve moved in, our relationship doesn’t end. A member of our Build Team will call to see you after completion, to check that all is well. Our Customer Care Team is always on hand to assist with any queries or issues, ensuring complete satisfaction and comfort in your new home.
